A renter called us with a roof leak that had come through the attic into her closet, growth on the ceiling and on her clothes, and a landlord whose contractor was only there for the landlord's claim. She was told her belongings were not their problem, and she hung up believing she had no options.

She had two.

One: the landlord's insurance covers the building, not a tenant's contents. Her belongings sit under her own renter's policy, and that claim starts when she starts it. We can document the damage to a tenant's belongings, photos, an inventory, moisture readings, without the landlord's permission, because the contents are the tenant's property.

Two: habitability law puts the repair of the leak on the landlord, and the local health department is the office that can order it, in Connecticut, New York and Massachusetts alike.

What a tenant cannot do is authorize work on the building. That needs the owner in writing, and we hold to it.

This Front Entry Got a Major Makeover! ✨

These original wood steps had deteriorated to the point where aluminum railings could no longer be safely installed on the existing structure. Instead of simply replacing the railing, we opted for a complete transformation of the front entrance.

We removed the existing rotting wood steps and constructed brand-new concrete steps, finished with beautiful Bluestone treads and a stone veneer face. We then completed the project with sleek black aluminum railings, creating a safer, stronger, and more modern entryway. ✨

Labor Day weekend, 2003. Big Green Truck pulled up to its first event not knowing if the truck would even start.

It did. And so did we.

That truck was a 1947 International Harvester KB5, hauling a wood-fired oven and a hunch that old trucks and great pizza belonged together. Twenty-three years later, we’re still betting on that hunch.

The one in this photo is a restored KB5, same model, parked against a Connecticut waterfront sky. Looks pretty much like the day we rolled out, minus a few decades of pizza parties, wedding receptions, backyard birthdays, and “remember that night?” memories.

Thanks for being part of the ride. Here’s to the next event, the next slice, and the next time we pull up not entirely sure what’s about to happen. 🍕

Recently, we celebrated Vin Finch’s 2 summers with Patriquin Architects!

While balancing their final year at Platt Technical High School, Vin became a dependable part of our team. They contributed to various projects, marketing, Revit, Lumion renders, 3D printing, and physical model-making. Reflecting on their experience, Vin shared:

“My experience has shown me the importance behind media, impacts of positive collaboration, and a healthy, welcoming, work environment. Along with working on projects, marketing played a massive role in my experience here. I was able to see what it was like behind the scenes for social media posts and take part in the redesign of our website.”

Vin was drawn to a recent site visit to the Old Orchard Townhomes in Suffield, CT. Where they saw the various states of construction of each of the townhomes.

“I was able to see what the beginning of the framing looked like, versus what the final product will be. I watched as people nailed timbers into place, inserted a window, prepared siding to be installed, and nailed shingles. Being able to see the development of these homes was extremely interesting…!”

Vin valued their time with the firm and is eager to apply these skills to future endeavors:

🏴‍☠️ Moe sailed back in to see our ophthalmology team this week after his recent enucleation, and he arrived looking absolutely adorable in his tiny pirate eye patch. His story is a great example of how complex and interconnected eye health can be, especially for pets with multiple medical conditions.

Moe first came to us in 2018 when his family noticed he was having trouble seeing at night. He was diagnosed with progressive retinal atrophy, a condition that slowly affects the retina and leads to vision loss. There are no treatment options for PRA, so Moe continued living his happy life with his family.

In 2023, Moe was hospitalized for a diabetic crisis. During his stay, cataracts were found in both eyes, which can happen secondary to diabetes. Once his diabetes was under control, he returned to ophthalmology for a full evaluation. His pre‑operative cataract testing showed that his retinas were still functioning well enough for surgery, so Moe became a candidate for cataract removal. He handled surgery like a star and regained comfortable, functional vision.

Earlier this year, Moe developed hyphema in his left eye, which means blood entered the front chamber of the eye. His blood pressure was checked and found to be in the 200s. High blood pressure can cause hyphema, so he was started on medication right away. Unfortunately, the hyphema and elevated pressure led to significant inflammation and a dangerous rise in intraocular pressure. Medical management was attempted, but his pressure remained too high for comfort or long‑term safety.

Enucleation, or removal of the eye, became the best option for Moe’s comfort and quality of life. This week, he returned for his recheck, feeling so much better. His right eye is doing great, his pressures are normal, and he is proudly showing off his pirate patch like it is part of his signature look.

We are so proud of this brave boy and grateful for the love and dedication of his family. Captain Moe continues to sail forward with confidence. ⚓️

A few things you probably didn’t know about the person behind the camera…

Since I’m usually the one behind the camera, I thought it was time to step in front of it! And yes, these photos were taken with a self-timer. 😂 So if you’re wondering who the photographer was… well, she was me. No photographer credit necessary. 😉

I grew up in East Germany. And yes… there really was a time when bananas were a big deal. Sometimes there were no bananas. Sometimes there was a VERY long line for bananas.
Which probably explains why I still don’t like them today. 😂

From about 14–19, I traveled all over Germany and Europe to see concerts. I’d take photos, have them developed, and sell them to other fans.

I saw 300+ concerts of @thekellyfamilyofficial. Yep. THREE HUNDRED. 😂

And then came my @nsync era, because apparently traveling around Germany following musicians was just part of my personality. 😜 slide for more…

After high school, my love of music actually turned into a career. I worked in the marketing departments at @universalmusicgermany and @sonymusicde.

Then in 2002, I came to the U.S. as an au pair.

My plan was simple: improve my English, go back to Germany, and pursue my dream of becoming an assistant to a superstar.
Well… that plan didn’t exactly work out. 😂

I met my ex-husband, fell madly in love… and stayed.
🇺🇸 And spoiler alert… I’m still here. 😜

I went to college and started documenting my life in America through photography. I also nannied for many years and took photos of the kids I cared for.

Eventually I thought…
“Huh… I’m actually not half bad at this.” 😂 👉

After graduating, I went back to @sonymusic, this time in New York City.

And in 2010, I started Ute-Christin Photography.

At first, I photographed clients on weekends while commuting from New Haven to NYC every day for my “real” job.

Looking back, I honestly don’t know how I did that. 😂
Then life changed…
👧 A year later, my daughter was born.
👦 Four years after that, my son arrived.
And once he was born, I made photography my full-time job.
And I have to say…
I DO NOT MISS THE DAILY COMMUTE. 😂

Somehow, the crazy schedule, the kids, and the photography all came together and t

A lot has changed around here and I just wanted to show my face for a second.

Different locations. Different programs. Different seasons. A whole lot of lessons learned the hard way.

But one thing hasn’t changed: I still fucking love training dogs.

Actually, I think I love it more now.

Because these days, CK9 is smaller, more personal, and sooo much more intentional.

I don’t want to train every dog. I mean I’ll do it, Because Im passionate about helping people, but my favorite type of dog are the really messed up ones.
The ones that have no desire for food or toys. The ones with a “rap” sheet- and the owners who aren’t willing to give up.

I want the complicated dogs.
The misunderstood ones.
I want The owners who genuinely want to learn and put in the work right beside me.
I want the cases that make me think.
And the training that changes more than just obedience.

CK9 has evolved a lot over the years.

So have I.

And I think we’re both better for it. 🖤🐾

Client complaint of sink hole number two- Catch basin was falling apart — rebuilt it from the base up. Kept the existing bottom, replaced the blocks, grade ring, and new flat top. Pumped through a high water table to get it done right. Stratford job moving right along!

Before demolition began earlier this month, our office visited Sports Haven, formerly known as Teletrack, to see Herb Newman’s remarkable 1979 betting theatre one last time.
 
As the first off-track betting theatre in the world, Teletrack accommodated 2,300 spectators of live horse races on a large screen to bet as they would at the race track. The design responded to the particular interests of its contemporary society in the late 1970s, while seeking an ambience of wonder, excitement, and escape.
 
While it’s bittersweet to see the building go, we’re grateful for the chance to experience it one final time and celebrate its lasting legacy.
